A meet up of multiple past clients in one transaction. The seller was a prior client and it turned out that the buyer was also a past client of ours who was in a 1031 exchange. The listing and selling agents were also both individuals that we have worked with before on other transactions. This was like attending a class reunion.
The biggest hurdle on this deal was the current market conditions. Interest rates were on the rise!
ALB structured a 5 yr fixed for the buyer with the current lender and simultaneously negotiated for the seller a discounted prepayment premium. The deal closed and everyone was happy. On to the next deals we just love this business!
